About Fernando
Fernando has been investing in real estate since 2005, when he purchased his first property at just 25 years old. A live-in fix and flip, he learned the values behind quality work and strategic improvements to maximize value. He turned the property over for a 20% profit and a 180% return on cash in 9 months.
Professionally, Fernando has spent 20+ years as a business development executive, generating over $200M in revenue. Most recently as a Director for Canada’s largest Digital Media and Entertainment company, he led a team of strategic experts to bring in-person and digital experience to life for some of North America’s largest and most recognizable brands.
In 2021, Fernando shifted his real estate strategy from a more casual ‘hobby’ and path to creating wealth, to a structured business approach, establishing Made Simple Investments, with the focus of helping other investors participate in quality investments in a simple and accessible way. In that time, he has worked with partners to acquire over 25 units.
As of 2024, Fernando and Made Simple Investments are once again scaling up our approach to real estate, focusing on the acquisition of Self Storage Facilities and Multifamily properties, seeing the scalability of both and synergies between the two.
Fernando has invested significantly into his growth and development through coaching and masteminds with some of Canada’s most recognized investment leaders. He consistently applies what he learns to the growth of his business and providing better value to his partners.

Our process
Identify Market
We select markets to invest in based on above average population growth in areas of 10,000+ people, diverse employment, and supply under key metrics
Strategic Acquisition
We target properties that offer areas for operational and capital improvements, to increase net operating income. Ideally attracting properties with lower-than-market rents, unusually high vacancy rates, are under-marketed, and poorly maintained/operated.
Designed Improvements
From acquisition, we begin on capital improvements, focusing on building upgrades that improve on infrastructure and amenities to maximize our client experience and draw in the maximum rental income.
Automation & Operations
Our team is able to introduce automations in tenancy fulfillment, rent collection, and maintenance tracking; each application improving operational efficiency. A strong marketing plan and process, with improved operations allow us to increase income and occupancy rates, with strong overall tenant retention. In combination, this overall approach maximizes a strong NOI
Equity Rebalance
We ensure our loan terms allow for annual appraisals allowing us to leverage our improved NOI and property values by increasing our loan amounts, enabling us to return equity capital to our investors.
Stabilized Value Increase
By focusing on net operating income improvements, we are able to increase a property’s valuation using a conservative capitalization rate, supported by the local market. This enables us to generate increases in value exceeding our initial capital investment.
Repeat
Working with investors and a strong network of lenders allows us to repeat this process for an agile scalability of our portfolio.
